Manage affordable waiting list and vacancy/turnover Process HUD Special Claims Process MI's, MO's, IR's & Annual Recertification's Process HAP Voucher with AR Department Intake and processing of applications for housing Ability to manage maintenance programs and leasing activity, occupancy, financial analysis, budget preparations and annual income certifications.
Other Skills - Confidentiality, customer service, decision-making, patience, respect, teamwork, and flexibility.
Manage all aspects of the property.
Demonstrate a high level of property management expertise, analytical ability, financial acumen, real estate software knowledge, ability to multi-task in a fast paced office.
Be extremely detailed and organized.
Ability to work alone and stay motivated.
Solid verbal, written and customer service communication skills and familiarity with Microsoft Office suite.
Leadership skills to create the trust & influence needed to effectively manage a property and its residents.
Confidence in creating effective solutions for how to deal with challenges or problems.
Possesses the ability to effectively communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals.
Ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files.
Maintain a positive, productive relationship with residents, staff and vendors.
Collect receivable accounts and handle operating expenses.
Process rental payments using the software, One Site Conduct inspections Attract new residents and be knowledgeable in all phases of applicant screening and leasing, as well as resident retention Process payroll (for 3 person team) Skilled in obtaining bids and oversee Capital Improvement projects Residential Property Manager
Qualifications:
Project Based Section 8 experience required OneSite property management software experience a huge plus! Certified Occupancy Specialist designation a huge plus! Strong communication and presentation skills, both verbally and in written format.
